If your home or business property suffered damages and you filed an insurance claim, the mortgage company will be listed as a payee if you have a mortgage. Your lender has a financial interest in your property and your mortgage company is listed on your homeowner’s insurance policy as the lienholder. Therefore, your Florida insurance carrier will include the mortgage on checks usually $2,500 and up. The check will also include whoever is listed on the insurance policy so if you need to make changes to who is on your policy, you will need to call your insurance agent and get the correct mortgage company and insureds, otherwise, they will be listed on the insurance check.

You may receive more than one check during your insurance claim process. Read this article about undisputed payments.

How do I get my mortgage company to sign the check?

First, make sure you have the correct mortgage company on your insurance check since mortgage companies can change from time to time. Also, you may need what the insurance company calls an “Adjusters worksheet”, and that is the estimate from your carrier and/or the estimate from your Public Adjuster.

Second, call your insurance company and ask for the loss draft department and let them know you have an insurance check and need their endorsement. Each mortgage company is different, but they will most likely have you send the insurance check to them, they will sign it and send it back to you. That is only if your insurance check is under $40,000 (this does not apply to all mortgage companies).

If the check is over $40,000 the mortgage company will most likely cash the check and put the monies into an escrow account and will issue payment in increments to fund repairs. Once the repairs are finished, the mortgage company will do an inspection. If the repairs pass the inspection, then they will release the remaining funds to you.

If your lender is a large company, such as Bank of America, Chase, Wells Fargo, etc., you can go to the bank and talk to the mortgage specialist and ask them to sign your check. They will explain their process if they do not sign or if your check is larger than a certain amount per their policy.

Ready to cash your insurance check?

IF YOU HAVE A CHECKING ACCOUNT WITH CHASE, they will not deposit checks with multiple parties on the insurance check. Your options would be to open a new checking account with a bank that does not have this rule such as Bank of America, Wells Fargo, PNC and etc. If you hired a public adjuster, call them, and see if there are other options for getting your insurance check cashed.

Help! What if my insurance check was lost, expired, or incorrect?

No worries! Your insurance check can be reissued from the carrier. If your check was lost, call your public adjuster first, or if you don’t have a PA call your insurance company and ask them to stop the check and have it reissued. Do the same if your check has expired.

If your insurance company has the wrong insureds or mortgage company listed on your check, then you need to call your insurance agent and ask them what you need to do to correct the names or lienholders on your policy. Then you will need to give the updated policy to your Public Adjuster or insurance company and ask them to reissue your check.

After you experience damage to your property and have started your insurance claim, typically your insurance company will send an adjuster (that works for them) to your property to inspect and document the damage. After the damage is assessed by your insurance company, they sometimes will issue a payment, and this is called the undisputed payment. This is the amount of money the insurance believes is sufficient to repair your damaged property.

The undisputed amount is typically a low number and not even close to what you’ll need to start fixing your property damage. This is where it is beneficial to have a public adjuster working on your claim. Your public adjuster will write their own estimate of the damage to your property and negotiate more payments until the claim is settled.

Will depositing the undisputed check end your claim?

Receiving an undisputed payment, even if it’s not enough to cover the full cost of repair, does not mean this is the end of your insurance claim. You can deposit the undisputed check without worry. Your claim is not closed or final until you signed a release from the insurance company.

Your insurance company will send a “settlement letter” usually with their estimate and use words like final settlement, settlement drafts, settlement amount and etc. That does not mean it is settled or final.

They will break down the payments which identify the policy coverage. For example, Your insurer may pay $10,000 under Coverage A and $5000 under Coverage C, which will be broken down in the settlement letter.

If your payment is insufficient to repair and restore your damaged property, do not sign any document stating that the payment constitutes a full and final settlement (typically called a release) of your claim. If there is no written agreement that this undisputed payment will be a final resolution of your claim, you are free to deposit the funds and begin your repairs.

Why is the mortgage listed on my insurance check?

If you have a mortgage on your property, chances are your mortgage company will be named as a payee on your check since they are listed on your policy, so be prepared for that. If your mortgage company is listed on your insurance check call the mortgage company and talk to their loss draft department and obtain their specific instructions for getting the check endorsed. Every mortgage company has its own process and often it can take some time to get through that process, so it’s important that you find out what steps you need to take to be certain you will receive your insurance proceeds in the timeliest manner possible.

In the world of insurance claims professionals and organizations there are adjusters referred to as “CAT,” meaning catastrophe adjusters. As inferred by the term, these claims professionals specialize in handling claims that result from natural disasters and catastrophes.

The most noticeable example would be hurricane events. Other situations range from floods, wildfires, tornados, hail storms and earthquake losses. The list goes on and on.

During times when there is extensive and widespread damage, typically due to an act of mother nature, there is an abrupt and dramatic need for claims professionals. These professionals are needed to handle first-party property losses.

These adjusters usually travel from outside of the affected zone and work intensively for limited periods of time. They may live and work out of a trailer, R.V. or hotel. Usually hotel space is at a premium after a disaster has rendered homes unlivable. The hours are long, and the working conditions are vigorous.

CAT adjusters are a different breed of claims professionals.

A CAT adjuster’s income can range from between $75k and $125k, during the storm season. That typically lasts around 6 to 8 months. A notable and common phrase among nearly all types of insurance adjusters is “make 6 figures in 6 months.” As they are paid per claim they close. This will depend on their ability to close those claims. Being that the large majority of CAT adjusters are independent adjusters, they are paid on a sliding scale. Working a catastrophe is usually sought after by CAT adjusters as they are typically paid on what is referred to as “CAT pay”. CAT pay offers an increase in the monetary compensation; due to vigorous conditions.

Despite the high earning potential and extended periods of downtime, CAT adjusting can be a demanding career. The adjusters are deployed to a catastrophe for weeks to months at a time. They will typically work long days and late into the night. The work involved can be physically and mentally taxing. They climb roofs in the heat of the day and close their claims into the night. It takes dedication, hard work, organization, and self-motivation in order to be successful in the field.

These insurance professionals garner substantial job satisfaction from the lifestyle of a CAT Adjuster. This special breed of adjuster will more than likely always be sitting by the phone, waiting for the call after disaster strikes. Watching the Weather Channel constantly during hurricane season.

It is important to remember, the more claims they close, the more they make. When a CAT adjuster shows up, they are usually there to assess your damage and wrap your claim up as fast as possible. Also known as “turn and burn”. These adjusters don’t typically show a lot in the way of sympathy and attention to the details of your loss; however, sometimes you will encounter a CAT Adjuster with a huge heart. These adjusters are unicorns in their field.

Conversation starter tip: Often a CAT adjuster will arrive in their personal vehicle. Remember, these adjusters usually travel from outside of the affected zone, take a look at their license plate. They are in a new area. They aren’t very familiar with their surroundings. Find some common ground to break the ice with. Ask them how they are liking the area, where they have eaten dinner, etc.

PUBLIC ADJUSTERS (PAs)

Public adjusters specialize in first-party property claims. It is typical that insurers tend to adjust claims in ways that benefit the themselves (to minimize the payouts). The basis for loss adjustment in some complex property damage claims involves judgment and interpretation. Different judgement calls can make thousands of dollars of difference in recovery to the insured.

It is always a good idea to employ the services of an experienced Public Adjuster to make the judgments and interpretations that favor the insured, and to have a forceful advocate in its dispute with the insurer. While Public Adjusters are not supposed to practice law, they skate at its edges. Experienced Public Adjusters are good at interpretation of property insurance policies that they know the ins and outs where insureds can maximize their recovery.

The following are some functions or tasks that public adjusters can perform for clients:

  • Assist in the gathering of photos, documents and evidence needed
  • Assist in the completion of needed claim paperwork, often required by the policy

INDEPENDENT INSURANCE ADJUSTERS (IAs)

Independent adjusters are adjusters that work for firms that offer claims adjusting services to insurers for a fee, based on time and expense or a sliding scale. THIRD PARTY ADMINISTRATORS (TPAs)
